Built on official data

Every figure comes from a government record, not an estate agent's opinion.

Sold prices

What comparable homes nearby actually sold for, adjusted to today's prices.

Size and energy rating

Floor areas and energy ratings, so homes are compared fairly by size.

Flood risk

Flood zones and flood alert areas near the property.

Planning restrictions

Rules that limit what you can change, like conservation areas and listed buildings.

Who's behind PropIntel

PropIntel is run by a property finance professional. It started because buyers kept asking the same question before making an offer: is this price fair?

Questions

Is this a valuation?

No. A valuation is done by a RICS surveyor who visits the property. PropIntel compares the asking price with what similar nearby homes sold for, to help you decide what to offer. You should still get a survey before you exchange.

Where do the numbers come from?

Official government records of sold prices, property sizes, energy ratings, flood risk and planning restrictions. The full report lists every source used.

What if the asking price is fair?

The snapshot will say so. That's still useful: it tells you not to lose the home over a low offer.

How long does the report take to be produced?

Within 24 hours. That applies to the free snapshot after you send the form, and to the full report after payment. Both arrive by email as a PDF.

Which areas do you cover?

Homes in England. Coverage is strongest where there have been recent sales of similar homes nearby; the snapshot tells you how much evidence was found.
